Vivo on Harbor, mid-rise with ground floor cafe, opens on spot where the Grinder stood for decades
San Pedro’s latest mid-rise, Vivo on Harbor, is finished and already attracting attention and visitors via the ground floor Colossus Bakery that sits on the same footprint as the town’s former Grinder restaurant.
While several mid-rise mixed-use residential units have gone up over the past few years, Vivo, which broke ground in December 2022, appears to have bragging rights when it comes to water views.
Water views galore
Positioned at 511 S. Harbor Blvd. — across the street from the Battleship Iowa — full or partial water views for most of its 137 apartments will likely be guaranteed, developers said. Along with the battleship museum, the landscape across the street is taken up with the fireboat station, the town square, the Los Angeles Maritime Museum and, just south of that, what is the expansive West Harbor waterfront development and promenade.
Colossus Bakery and Cafe now open
Colossus is already packing customers in, developers said. It opened on Friday, Feb. 14 — Valentine’s Day — and is open seven days a week. It is the third location for the San Pedro bakery that offers a full food menu, including pastries and fresh-baked loaves of bread in small batches; it also boasts a full brunch, lunch, and dinner menu, including sourdough pizzas and natural wines.
Tourist-friendly location
With the port’s growing cruise business, developers said, tourists visiting the Iowa, where L.A. Fleet Week draws thousands on Memorial Day weekend, and the new West Harbor waterfront — set to have soft openings this year, with a grand opening in early 2026 — the cafe is expected to do well.
About the building
The new eight-story Vivo at Harbor mid-rise features a 1,500 square-foot ground-floor space and podium parking garage below the units that were a project from the Trammell Crow Company subsidiary High Street Residential. KFA Architecture designed Vivo.
“We love being part of San Pedro,” said Alex Valente, President for the Los Angeles office of High Street Residential.
The $70 million, eight-story development began construction and finished in late 2024, “on time and below budget,” Valente said in a telephone interview. It is now ready for move-ins.
Many of the units offer water views, along with outdoor balconies overlooking the Main Channel at the Port of Los Angeles. A rooftop clubhouse features an indoor gathering space and there also is an outdoor terrace with barbecue grills and a fire pit. A double-height fitness center with a separate yoga room, an Echelon Fitness Mirror studio, and a work-from-home space on the third floor will offer views of the water.
Pricing and amenities
Of the 137 units, 16 are classified as affordable. The building offers a mix of studio, one- and two-bedroom units and a selection of one-bedroom apartments. Rents range from $2,410 per month to $4,750 per month.
Not included in that pricing are the affordable units, with pricing set at the very low-income level.
Pet-friendly and more
The building, which opened for move-ins on Jan. 15, is pet friendly and offers an on-site dog wash/self-service spa — a perk, Valente said, for those who may enjoy using the yet-to-come membership off-leash dog park at West Harbor and wash their dog before heading back up to their unit.
On-site vehicle and bicycle parking is included.
Art and culture
Elements of San Pedro artwork is included in the building, with developers working with Linda Grimes, executive director of the San Pedro Waterfront Arts District.
Grand opening celebration
A celebration and grand opening with tours is set for April 3 as part of the downtown San Pedro First Thursday event.
Future development
Trammell Crow and High Street Residential also anticipates a groundbreaking in about a year for a larger development nearby, 625 Beacon St., that will include a mixed-use building and courtyard near the Little Italy Piazza, which is now under construction next to San Pedro’s Municipal City Hall building.
