Sereno Fort Lauderdale neighbors Hugh Taylor Birch State Park and Bonnet House, the site listed on the National Register of Historic Places. New owners will get yearly membership to the Bonnet House, Ballestas said.
Replacement and Trends
The spot was a commercial strip with small businesses such as a car rental, and the well-known Italian eatery Franco & Vinny’s restaurant, also known as the Pizza Shack, that closed after 50 years.
Ballestas said he is still seeing trends that the interest in Fort Lauderdale is still strong. “Fort Lauderdale is a market where you see companies that still want to be moving to downtown, and with that you see buyers,” he said. “It’s a major market; the South Florida major markets are Fort Lauderdale, Miami and West Palm Beach.”
Cost and Construction
Prices will start at $1.4 million and reach as much as $4 million for the penthouses. It is estimated there will be four, five or six penthouses.
Construction could begin in 2026 and take two years to complete.

There will not be accompanying retail. It will be a “boutique experience that’s fully amenitized, but only for 76 users and within a five-minute walk of going downstairs, (there are) two parks, the ocean and Intracoastal,” Ballestas said. “It’s centered around an active lifestyle location.”
