Dallas developer Trammell Crow Co. and its partners plan to build a new 12-story luxury office tower on McKinney Avenue where Tex-Mex restaurant Chuy\u2019s currently stands.<\/p>\n
The 300,000-square-foot development, called Knox & McKinney, will feature office and retail, said Cynthia Langhorst, global head of communications for Trammell Crow.<\/p>\n
The group provided no further details regarding construction and opening timelines.<\/p>\n
The move comes after Trammell Crow Co. and BDT & MSD Partners signed a long-term ground lease for a handful of addresses at the southeast corner of Knox Street and McKinney Avenue. Other partners on the project include The Retail Connection and Highland Park Village Associates.<\/p>\n

Langhorst said in a statement the owners are excited about the new project thanks to \u201crobust retail demand\u201d in the neighborhood and the success of their Knox Street Development, a 4-acre residential, office, retail and hotel development on the eastern edge of Highland Park.<\/p>\n
Currently under construction, Knox Street Development\u2019s 150,000 square feet of office space was 100% preleased two years before it was finished. Tenants include ISN Software Corp. and law firm Paul Hastings.<\/p>\n
The 1 million-square-foot Knox Street Development is expected to open in 2026.<\/p>\n
\u201cWe\u2019re excited to get started on the next phase,\u201d said Ray Washburne, who oversees Highland Park Village Associates. \u201cAs you\u2019ve seen in Uptown, all the Class AA new space \u2014 everything\u2019s leasing up.”<\/p>\n
Washburne previously told The Dallas Morning News that Knox & McKinney\u2019s estimated opening date was 2028.<\/p>\n
Chuy\u2019s announced in August that it would leave the McKinney Avenue site for 1520 Greenville Ave., the former site of Desert Racer, a restaurant known for its massive patio and generous parking lot. Chuy\u2019s had been on its corner since 1993.<\/p>\n
In the first quarter of 2025, Dallas-Fort Worth reported more office space was leased than vacated for the first time in over two years.<\/p>\n
Overall net office absorption was 272,890 square feet. That figure was positive for the first time in 10 quarters, according to a report from Cushman & Wakefield.<\/p>\n
The new luxury office tower on McKinney Avenue is an exciting development for the area, with a strong demand for office space and a successful track record of preleasing. With the expected opening date of 2028, the project is sure to bring new life to the neighborhood.<\/p>\n
