A Fort Worth developer is adding consumer-facing retail to the transformation of a large industrial park near Love Field, taking advantage of a high-traffic corridor in Dallas’ Design District.

M2G Ventures, which purchased the 740,000-square-foot Inwood Design Center, announced redevelopment of the project is underway, with construction slated to wrap at the end of this year.

Location and Traffic

By repositioning the 1110 Inwood Road property, the developer hopes to take advantage of the high volume of traffic around the Southwestern Medical District and Love Field.

That includes around 20,000 apartment units in a three-mile radius surrounding the development, as well as 17 million square feet of office, 12 million square feet of retail and 5,000 hotel rooms.

Developer’s Vision

“This modern evolution takes the property from industrial to a premier mixed-use campus at a location that bridges the Design District and Brookhollow submarkets,” Jessica Miller Essl, co-founder of M2G Ventures, said in a statement.

M2G acquired the Design District site in February.

“By creating two distinct projects under one collective vision, our team can create two best-in-market projects in their respective peer sets,” Essl added.

Industrial and Retail Components

The 600,000-square-foot industrial component, called Inwood Design District, is targeting showroom users, light industrial and logistics firms, design businesses as well as distribution and warehouse tenants.

The retail component, called Ace on Inwood, will create around 110,000 square feet of retail space facing Inwood Road.

Target tenants include restaurants and cafés, boutique retailers and health and wellness service providers.

The component of the development is focusing on attracting home furniture retailers to complement similar existing uses in the area.

The design team for the redevelopment includes Dallas-based Paper Kites Studio, Fort Worth-based Ibañez Shaw Architecture, San Clemente, California-based RSM Design, art curation by Fort Worth-based Katie Murray and branding by Denver-based Ramble Creative.

SHOP Companies, a Dallas retail brokerage, is leasing the project’s retail component, while Holt Lunsford Commercial, also based in Dallas, will lease the industrial component.
