Dallas-Fort Worth welcomed nearly one-third of all Texas movers last year, according to moving service website HireAHelper. Their report, the Texas Migration Report, found that nearly 520,000 people moved to D-FW last year, representing almost 32% of all moves in the state. This includes in-state and out-of-state moves.

D-FW also posted the largest new population gain among Texas metros at 8,225. Many relocating to the Dallas area came from Houston (19%), Austin (13%), and San Antonio (8%), according to the report. Last year, approximately 265,000 people moved to Texas from other states — an average of about 60 new arrivals each day, according to the report.

The firm analyzed 18,000,000 national moves recorded between June 2024 and May 2025 from Porch Group Media’s proprietary database.

VanTrust Starts New Industrial Project in McKinney

VanTrust Real Estate will soon start on an industrial development in McKinney. The firm announced the start of the first phase for 121 Commerce Park. The project will include two Class A speculative industrial buildings totaling more than 511,000 square feet.

Phase 1 will include Building A at 241,561 square feet, and a nearly 270,000-square-foot Building B. Both buildings will be designed with flexible single- or multi-tenant configurations. Construction on phase 1 is expected to begin in the second quarter of 2026.

Phase 2 of the project will include an additional 250,000 square feet, available for build-to-suit. The 42-acre site is located at the northwest corner of Tina Drive and State Highway 121.

New Build-to-Rent Coming to D-FW

Blackstone’s Tricon Residential has opened two new single-family rental communities in D-FW. Tricon Saginaw is bringing 166 new townhomes north of Fort Worth. The development features a variety of three- and four-bedroom floor plans, two-car attached garages, fully-fenced backyards, a community pool, and other amenities.

Tricon Garland features roughly 100 three- and four-bedroom townhomes. Amenities include two-car garages, a private patio, and smart-home technology. Blackstone committed nearly $100 million for the development of the two properties, a Tricon spokesperson told Multi-Housing News.

McKinney Industrial Building Sells

Outrigger Industrial, in partnership with Longpoint Partners, recently completed the sale of a more than 300,000 square foot industrial building in McKinney. The property, M-75 Commerce Center, is located at 400 Harry McKillop Boulevard. It is fully leased to a single tenant. Details of the transactions were not provided.

Dustin Volz and Zach Riebe of Newmark’s Dallas office represented Outrigger Industrial and Longpoint Partners in the transaction.

Rosewood Court Lands Two New Leases

Uptown’s Rosewood Court signed two new leases with Brookfield Properties and Neuberger Berman. The property at 2101 Cedar Springs Road is nearly 98% occupied. Brookfield Properties is scheduled to move into its new space on the 15th floor of Rosewood Court this month.

Neuberger Berman will occupy 17,787 square feet. This move will bring over 50 employees of the Private Markets and Private Wealth Management departments to Rosewood Court. Transwestern’s Scott Walker, Kim Brooks, and Laney Delin handle leasing for Rosewood Court. There are currently three vacancies in the building that range from 3,395 to 18,964 rentable square feet.

Rosewood Court is a 19-story, Class AA property.
