H-E-B is making more moves in Dallas-Fort Worth, and the firm has purchased a large swath in the northern part of the region. The Texas grocer has purchased about 95 acres in Pilot Point, a city nestled near fast-growing cities such as Celina. The parcel is located at the northeast corner of FM 1385 and Mustang roads. The transaction closed Wednesday, Denton County deed records show.

The property was acquired from longtime owners the Gardiner family, who were represented by Ben McCutchin of Younger Partners. Rex Glendenning and Caleb Lavey of Frisco-based REX Real Estate represented H-E-B along with Ernie Kennedy. Further details of the transaction were not provided.

H-E-B’s Long-Term Investment

For H-E-B, “the purchase is a long-term real estate investment,” said Mabrie Jackson, managing director of public affairs for H-E-B and Central Market, in an emailed statement. “There are no immediate plans for a store at this location,” Jackson said. The additional property adds to H-E-B’s growing reach around North Texas as it competes with entrenched players such as Kroger, Tom Thumb and Walmart.

The San Antonio-based grocer opened a site in northwest Frisco last year facing U.S. Highway 380, and earlier this month began welcoming customers in nearby Prosper. It also has plans for a second store in Denton and has purchased land in the Sherman area.

Pilot Point, located about 60 miles north of downtown Dallas, is benefiting from explosive growth in Denton County and northern D-FW. Plano’s Green Brick Partners has invested around the city, including plans for more than 2,000 homes that were revealed last year.

Farmer’s Branch-based Centurion American announced last year that it planned Bryson Ranch, a roughly 3,000-home master-planned community in Pilot Point. Builders contracted for the development include DR Horton, Beazer, First Texas, Ashton Woods and M/I Homes. Initial lots are expected to be ready early 2026, the company said.
