Developer Centurion American has broken ground on its residential community within the massive 3,100-acre Preston Harbor development in Grayson County. Centurion American holds 550 acres, with roughly 338 acres reserved for 1,184 residential lots. The remaining 221 acres will be for 115 larger estate lots measuring a half-acre to 7 acres.
Waterfall Partners, headed by David H. Craig, is the master developer for the $6 billion Preston Harbor project. Craig, Denison Mayor Robert Crawley, and Centurion American CEO Mehrdad Moayedi spoke during the groundbreaking event on October 17. The Denison development encompasses 9.5 miles of shoreline along Lake Texoma, with lots estimated to be turned over to builders before the end of 2026.
Uptown Apartment Tower Changes Hands
The Brady, an Uptown high-rise, has a new owner. Karlin Real Estate acquired the complex, with the firm announcing the purchase on October 16. This marks Karlin’s first purchase in Dallas. Although the price was not disclosed, Karlin has developed and acquired over 1,100 apartments in Austin since 2020. With its purchase of The Brady, Karlin’s Texas portfolio grows to 1,434 units, including nearly 300 residential units at The Brady.
First Home Completed at Multi-Million Frisco Residential Development
The first home is finished at the Preserve, a new, multi-million dollar luxury home community in Frisco. The Preserve is a 267-acre gated community with 233 homes, featuring lot sizes ranging from 6,800 square feet to over an acre. Amenities include PGA golf courses, 25 miles of trails, and the private Brookside Club. The Preserve is part of Fields, a 2,500-acre development in North Frisco off the Dallas North Tollway, which is home to the PGA of America Headquarters, Omni PGA Frisco Resort & Spa, and the upcoming Universal Kids Resort and Fields West.
New Phase of Santander Tower Renovation Begins
Construction of phase two of the adaptive reuse project at downtown Dallas’ Santander Tower is underway. Five additional floors will be converted into 105 apartment units, with the project being led by Adolfson & Peterson Construction and building owner Pacific Elm Properties. CIM Group closed a $132.5 million loan to Pacific Elm in September to recapitalize Santander Tower. The construction firm completed the first phase of the project in October 2024, converting 14 floors into 291 apartments.
Billy Prewitt, CEO of Pacific Elm Properties, stated, “The continued transformation of Santander Tower reflects our vision for revitalizing Dallas’ urban core through innovative mixed-use redevelopment.”
New North Dallas Apartment Construction to Start

Developer Mill Creek Residential will soon begin work on Modera at The Hill, located at 8081 Walnut Hill Lane. The eight-story complex will rise following the demolition of an existing Tom Thumb and other nearby structures. The community is set to feature 387 homes and 12,000 square feet of ground-floor retail. First move-ins are expected for summer 2027, and the retail space could hold four tenants, with two likely being food and beverage establishments. The beloved Civil Pour Coffee + Beer will remain, according to Michael Blackwell, the firm’s senior managing director.
Briggs Freeman Sotheby’s Opens Park Cities Office
Briggs Freeman Sotheby’s has opened a new office near Dallas proper, located at 6801 Snider Plaza, Suite 200 in University Park. Nearly 400 of the firm’s advisors serve clients across North Texas, with the brokerage founded in the Park Cities in 1960.
