California-based Proper Hospitality announced that it will partner with local firm Lincoln Property Company on Dallas Proper Hotel & Residences, slated to open in 2029 at 2500 Cedar Springs Road. Construction is set to begin in 2026, with the exact construction costs and financial information not being disclosed by either firm.

Hotel and Residential Features

The hotel will feature 200 guest rooms and suites, along with three restaurants, five bar and lounges, and a rooftop pool deck with skyline views, plus 22,000 square feet of indoor and outdoor event space. On the tower’s upper floors, there will be 80 homes ranging from one to four bedrooms, including a limited number of one- and two-story penthouses. Homeowners will enjoy a private rooftop pool, dining terrace, and owners lounge.

“Dallas Proper brings together design, wellness, food, and a deep connection to community,” said Brian De Lowe, co-founder and president of Proper Hospitality. “This is more than a hotel or residential offering. It’s a fully integrated destination for how people want to live and gather today.” Proper calls its 15,000-square-foot wellness center that combines “holistic therapies, performance-driven fitness and advanced recovery” the “heart of the project.”

The development will also include a members-only “Proper Club,” which grants them access to a 6,000-square-foot social space with its own restaurant, pool, bar, lounge, and work areas. Skidmore, Owings & Merrill will serve as the project’s architect, and Kelly Wearstler will handle the property’s interior design.

Partnership and Location

“This site gave us the rare opportunity to shape a meaningful part of Uptown,” said Clay Duvall, co-CEO of Lincoln Property Company. “Proper’s track record in Texas and beyond, and their approach to design, lifestyle, and wellness made them the ideal partner for creating a landmark.” Proper currently has hotels in a collection of cities, including Santa Monica, downtown Los Angeles, San Francisco, and Austin.

Lincoln Property closed on the land in March 2024. Plans at the site called for 400,000-500,000 square feet of office space, about 250 luxury apartments, a 200-key five-star hotel and residence, and 25,000 square feet of food and beverage retail. The firm first disclosed plans at the site in 2022, with specs including a large office tower and two residential high-rises with all parking underground.
