North Texas Development Boom
One of North Texas’ busiest developers has purchased land north of Dallas with plans for thousands of single-family homes and apartments.
Centurion American Development Group closed on a more than 1,000-acre parcel along the planned Dallas North Tollway expansion in south Gunter on Tuesday. The Grayson County land is a key piece of the 2,000-acre property the developer will call Platinum Ranch.
Project Details
More than 4,200 homes will be built on the site. Roughly 3,000 apartments and mixed-use development will be built on 277 acres along the proposed Grayson County Toll Road and Marilee Road. Up to 290 “residential villas” could be developed on 29 acres at the site. It’s unclear if those units will be attached or detached.
Platinum Ranch will feature 223 acres of green space, parks and several lakes. The development will include Gunter ISD campuses, and Preston Road is one mile east of the development.
Location and Accessibility
Planned transportation projects, a strong school system and its proximity to other fast-growing areas makes Gunter an appealing location for developers, Glendenning said.
“Gunter is next in line for major developments along the Golden Corridor following the paths of both Preston Road and the Dallas North Tollway — marching north from Plano, Frisco, Prosper, Celina and now Gunter. Great schools and great community make for a great way of life,” he said.
Development Timeline
Centurion American expects to break ground on the project towards the end of the year. Builders and other information will be announced at a later date.
Rex Glendenning and Caleb Lavey of Frisco-based REX Real Estate handled negotiations for both buyer and seller. Glendenning has worked with Centurion for two years on the deal. They closed on the first portion of land back in April. The land in the area once belonged to the Hunt family, Glendenning said.
Financing and Partnerships
Lenders responsible for the closing of Platinum Ranch include Ubank, Liberty Bankers and Chambers Bank.
Platinum Ranch is the latest Centurion American project in the area.

Just south of the site is the Legacy Hills development. The 3,200-acre site is set to include more than 7,000 single-family homes and 4,000 apartments. The site will also be home to Celina’s first 18-hole golf course.
The planned development is also near Taylor Ranch, a 500-acre property west of Preston Road near the town of Gunter that Centurion purchased in 2022.
In 2012, Centurion American acquired and expanded The Bridges at Preston Crossings. That development includes an award-winning, Fred Couples-designed golf course.
To the north of Gunter, Centurion began construction last summer on Cottonwood, a development near the small city of Dorchester. The 678-acre property is expected to hold 2,156 homes. The houses will be built in five phases.
Community Growth
Gunter is home to nearly 2,500 residents, according to the latest U.S. Census estimates. That’s up from around 2,000 in 2020.
