The shell of a tower that will house multi-million dollar condos is slowly taking shape along Dickason Avenue in Dallas’ Turtle Creek neighborhood. Construction on the 18-floor luxury high-rise, Rosewood Residences, was slightly delayed, but potential residents will be able to put down a deposit on one of the 33 units starting this Friday.

The Dallas tower is a project of Rosewood Hotel Group and Dallas developer One Turtle Creek. It’s Rosewood’s first project in Texas, and it’s expected to be a game-changer for the luxury real estate market in the city. The condos range in price from $3 million to $18 million for the property’s penthouse, making them among the most expensive condos for sale in all of Dallas-Fort Worth.

The first units are expected to be finished by the summer of 2026, and the tower is expected to be complete by the end of that year. According to Christy Berry, the Compass sales agent handling the property, the response to the project has been overwhelmingly positive. "This is going to be gorgeous," she said. "We haven’t had any new high-rises. There’s no new high-rises."

The goal is to create a luxurious and exclusive living experience that’s reminiscent of iconic buildings like 720 Park in New York and Hotel Particulier in Paris, while still celebrating Dallas’ unique heritage. According to developer Preston Cheng, the property is designed to be a reflection of the city’s sophisticated and cosmopolitan vibe.

The tower’s design is a collaboration between Chicago-based architect Lucien Lagrange and New York interior designer Dan Fink Studio. The units range from 2,000 square feet to the 6,380-square-foot penthouse on the 17th floor. Base units start with two bedrooms, and ceiling-height windows offer panoramic views of Dallas. Many of the condos have private terraces, and some have two or even three. Residents can choose from a variety of stone, hardware, and floor options for their units.

The property features a range of luxurious amenities, including a rooftop pool with a private bar and dining area, a heated plunge pool, outdoor yoga area, fireplace, and grills. Residents can also take advantage of the catering kitchen and have a chef prepare private meals. The property also has a pet garden with canine water fountains, a pet washing station, pet spa services, and a lounge area with a fire pit.

The tower also includes around-the-clock valet services, a dedicated chauffeur to assist with shopping and errands, and a range of on-site hospitality and security employees. Additional amenities include wine lockers, a breakfast café connected to a library, and a wine room.

Rosewood Residences is already generating interest, with inquiries coming from as far away as Austin, Colorado, and New York. Some potential residents have already put down deposits for their condos, Berry said.

The property holds special meaning for the Rosewood group, as it is located just one block away from the globally renowned hotel brand’s birthplace, the Rosewood Mansion on Turtle Creek. Built in the 1920s as a private residence, the mansion was the setting for many Dallas social soirees, with former guests including President Franklin D. Roosevelt and Tennessee Williams. The property was converted into a hotel and restaurant in the 1980s.

Rosewood has 13 residences that can be rented or owned throughout its hotels, resorts, and standalone projects. The firm has 22 additional developments planned in the next six years.

Construction is ongoing at the Turtle Creek property, with crews having reached the seventh floor by early March. "I think we’re all excited to see it come to life," said Cheng.
